A successful planning application for part single, part two storey front, side, and rear extensions; increased ridge height to include additional accommodation at loft level; front dormer and the addition of solar panels.

Warner Planning positively engaged with the Council on a successful planning application to extend this original Arts and Crafts style, early 20th Century detached property situated within a conservation area in Hertfordshire.

Key challenges relating to the scale and massing of the proposed extensions and the impact on the Conservation Area were all overcome through collaborative working with the council and amended plans were submitted taking into account comments of the heritage officer. These reduced the scale of the extensions and retained more of the existing features and the Arts and Crafts character of the property.

The proposal to extend and renovate the existing property rather than demolish and rebuild was also widely supported by the local public.

The case officer concluded that the proposed development comprised sustainable development and would not result in significant harm to the Conservation Area as well as complying with the NPPF 2023 and local policy. Permission was hereby granted subject to conditions.
