As a Grade II listed building located within the Croxley Green Conservation Area and the Metropolitan Green Belt, the conversion of this former care home into six residential units required a sensitive approach that balanced the preservation of the building’s historic significance with the delivery of a viable long-term use. The proposals also included restoration works to secure the future conservation of the heritage asset.
Following positive pre-application discussions with the Council, Warner Planning prepared and submitted both Full Planning and Listed Building Consent applications. The applications demonstrated that the proposed works would preserve the building’s historic fabric, ensure that internal alterations respected its listed status, provide a sustainable and viable new use for the heritage asset, deliver a high standard of residential accommodation, and incorporate acceptable access and parking arrangements in accordance with local and national planning policy.
The applications were reported to Planning Committee with a recommendation for approval. Permission and Listed Building Consent were subsequently granted, with Members concluding that the public benefits of securing the building’s long-term conservation and viable re-use outweighed the limited heritage harm arising from the proposals.
This project demonstrates how careful planning and heritage advice can unlock the future of historic buildings. By balancing heritage conservation, design, residential amenity, highways and planning policy considerations, the scheme secured a sustainable new use for an important local landmark while safeguarding its architectural and historic significance for future generations.
